To work in NSW real estate you first need a Certificate of Registration (Assistant Agent authority), requiring 5 units from Cert IV. After at least 12 months supervised experience and completing the full Cert IV, you can apply to NSW Fair Trading for your Class 2 Licence. Your First Step Into Real Estate

The Certificate of Registration (also known as an Assistant Agent authority) is the minimum qualification required under NSW law to work as a Property Officer or Salesperson in a real estate agency. It is issued by NSW Fair Trading and must be renewed every four years.

Upgrade to a Full Real Estate Licence

The Cert IV in Real Estate Practice (CPP41419) is the full qualification required to obtain a Class 2 Real Estate Licence in NSW — the licence that allows you to operate as an independent sales agent, property manager or auctioneer.

Our program is structured into five clusters, which you can study individually or enrol in all at once for the best value. Completing Cluster 1 also satisfies the requirements for the Certificate of Registration, so if you're new to the industry this is the smartest enrolment choice.

Run Your Own Real Estate Agency

The Diploma of Property Management (CPP51122) is the qualification required to hold a Class 1 Real Estate Licence in NSW — the highest licence tier. As a Class 1 holder you can become a Licensee in Charge, open and operate your own real estate agency, or take on a principal role within an existing firm.

This Diploma builds on your Cert IV and covers advanced topics including strategic business planning, financial management, HR and employment relations, team leadership, and marketing your agency.

What CPD Means for NSW Licence Holders

CPD is not optional. Here is everything you need to know about your annual obligations under NSW law.

Who must complete CPD?

All holders of a NSW Class 1 or Class 2 Real Estate Licence are required by law to complete Continuing Professional Development (CPD) every year. This applies whether you are actively working in real estate or not — your licence obligations continue regardless.

CPD requirements are set by NSW Fair Trading under the Property and Stock Agents Act 2002 and the Property and Stock Agents Regulation 2022. Failure to comply can result in your licence being suspended or cancelled.

⚠️ Important: CPD must be completed and recorded by 30 June 2026. NSW Fair Trading does not grant extensions. If you miss the deadline your licence renewal may be refused.

Common CPD Questions Answered

The CPD deadline for all NSW Class 1 and Class 2 licence holders is 30 June 2026. NSW Fair Trading does not grant extensions. If you do not complete your CPD by this date your licence renewal may be refused. Enrol early — don't leave it to the last few weeks.

NSW licence holders must complete 9 hours of CPD per year — 3 hours of compulsory topic set by NSW Fair Trading, and 6 hours of approved electives. Real E-training's CPD programs are structured to satisfy all 9 hours in a single enrolment.

For 2025/2026 the compulsory topic for property sales agents and property managers is Residential Tenancy Reforms 2025/2026 — covering the significant legislative changes to the Residential Tenancies Act 2010 and new obligations for agents. Other licence categories (stock and station, commercial, business) have their own compulsory topics set by NSW Fair Trading.

If you hold both a Real Estate Licence and a Stock & Station Licence, you must complete CPD for both categories. Real E-training offers a combined Dual Licence CPD program that covers both obligations in a single enrolment at a reduced combined price — saving you time and money.

When you complete a Real E-training CPD course you receive a certificate of completion. You log your CPD hours in the NSW Fair Trading licensee portal (licence.fairtrading.nsw.gov.au).
