The Certificate of Registration (also known as an Assistant Agent authority) is the minimum qualification required under NSW law to work as a Property Officer or Salesperson in a real estate agency. It is issued by NSW Fair Trading and must be renewed every four years.

The Cert IV in Real Estate Practice (CPP41419) is the full qualification required to obtain a Class 2 Real Estate Licence in NSW โ the licence that allows you to operate as an independent sales agent, property manager or auctioneer.

The Diploma of Property Management (CPP51122) is the qualification required to hold a Class 1 Real Estate Licence in NSW โ the highest licence tier. As a Class 1 holder you can become a Licensee in Charge, open and operate your own real estate agency, or take on a principal role within an existing firm.
This Diploma builds on your Cert IV and covers advanced topics including strategic business planning, financial management, HR and employment relations, team leadership, and marketing your agency.
๐ Eligibility: To apply for a Class 1 Licence you must hold a Class 2 Licence for a minimum of 24 months, complete this Diploma, be at least 18 years of age and be a fit and proper person.

All holders of a NSW Class 1 or Class 2 Real Estate Licence are required by law to complete Continuing Professional Development (CPD) every year. This applies whether you are actively working in real estate or not โ your licence obligations continue regardless.
CPD requirements are set by NSW Fair Trading under the Property and Stock Agents Act 2002 and the Property and Stock Agents Regulation 2022. Failure to comply can result in your licence being suspended or cancelled.
โ ๏ธ Important: CPD must be completed and recorded by 30 June 2026. NSW Fair Trading does not grant extensions. If you miss the deadline your licence renewal may be refused.
NSW Fair Trading sets compulsory topics each CPD year. For 2025/2026 the compulsory topic for Property Sales Agents is:
NSW Fair Trading can refuse to renew your licence if CPD is not completed by the deadline.
Working without a current licence is an offence under NSW law and can result in significant penalties.
Penalties of up to $11,000 for individuals can apply for non-compliance with CPD obligations.
